Property management, as we understand it, is the comprehensive organization and care of a property across commercial, technical and administrative areas to ensure its value is maintained and smooth operation is guaranteed, thus relieving owners of tasks such as rent collection, accounting, maintenance and tenant communication, etc.

The safety of a property and its residents requires a combination of

Mechanical burglary protection, modern security technology, and preventative behavior. The goal is to minimize the risk of burglaries, fires, and other hazards.

Mechanical and structural security

  • Doors and windows: Ensure you have burglar-resistant doors (ideally compliant with DIN EN 1627) and windows with mushroom-head locking bolts. Basement windows and light wells should also be secured.

  • Additional locks: For extra protection, install additional door locks or crossbolt locks.

  • Lighting: Clearly visible outdoor lighting, possibly with motion detectors, can act as a deterrent.

  • Driveways and access points: Keep garden gates, sheds, and garages locked. Ensure that no tools or ladders are easily accessible that could facilitate entry for burglars.

Technical safety systems

  • Alarm systems: A clearly visible alarm system is one of the most effective deterrents for burglars. Systems are available for both exterior and interior monitoring.

  • Smart home security: Use modern technologies such as smart cameras, sensors and intelligent lighting systems that can simulate presence to increase security.

  • Smoke and carbon monoxide detectors: Install detectors on each floor and regularly check their function to protect yourself from fire hazards.

Organizational and behavioral measures

  • Create the impression that the property is occupied: Even during short absences or vacations, give the impression that the property is inhabited. Have the mailbox emptied, use timers for lights or the radio, and ask neighbors for help.

  • Always lock doors: Never just let doors fall shut, always lock them at least twice.

  • Keep keys safe: Store spare keys in a secure place and never outdoors (e.g., under the doormat or in flower pots).

  • Neighborhood help: Exchange important phone numbers with neighbors and jointly watch out for suspicious activities in the area.

  • Beware of strangers: Only open the door if you know who wants to enter the house, and do not leave strangers unattended in the apartment.
