Mallorca is and remains the most popular island in the Mediterranean for investors, buyers of holiday properties and holidaymakers. Much has been written and said about the island and countless films and documentaries have shown the so-called "dark sides", predicted declining holidaymakers, growing unpopularity or the stagnation of the real estate market, but nothing could actually harm this ever-popular holiday region. Today, Mallorca is  more international than ever, with a multicultural resident community and a thriving capital that has something to offer all year round. The cosmopolitan way of life in Mallorca

The local government has launched many initiatives to promote quality tourism, which are now paying off and making Mallorca a very international environment. Every year, more than 2.23 million British holidaymakers come to the island, which is about 26% of the total number of holidaymakers. Most holidaymakers come from Germany with 3.4 million and thus have a market share of 40%. In addition, 340,000 Scandinavians, 238,000 French, 160,000 Swiss and 136,000 Irish are drawn to the sunny island every year, and although the number of Russian visitors is still small, this fan base is also growing steadily. Of course, the majority of tourists stay in the big resorts such as Arenal, Magaluf or Alcudia, which is  very popular with families  . However, the impetus for the real estate market comes from those visitors who prefer to travel individually and look for small country hotels, fincas or holiday apartments and villas. This demand has fuelled the market for commercial letting and created the potential to refinance expenses via rentals, as rental income is immense, especially during the peak season. During the last few years (apart from the locals), the buyers came primarily from Great Britain, followed by the Germans and the mainland Spaniards.

Mallorca is one of the established markets, which is a great advantage when it comes to buying or selling a property. There are fixed procedures and clear legislation and almost no grey areas to rack your brains over. And a complete service industry has developed around the topic of real estate, which is at your side with advice and action, starting with legal advice and rental agencies to property management companies, etc.

No language barriers in Mallorca

Although most residents who live in Mallorca are well aware that knowledge of Spanish is part of good manners, property owners who are only on the island for a few weeks a year do not necessarily have to be proficient in the local language. If you speak German or English, you can always find service providers who speak your language. Many entrepreneurs who have settled in Mallorca in recent years deliberately focus on the needs of foreign residents and property owners.

For these reasons, the prices of property in Mallorca are so stable and building plots are difficult to find in the sought-after areas. The measures taken by the Balearic Government have thus helped to protect the natural beauty of Mallorca and also to maintain the value of the properties.

The infrastructure in Mallorca

Tourism discovered Mallorca as early as the 50s and so the necessary infrastructure was created early on. Today, the international airport offers daily connections to most major European cities and mainland Spain at reasonable prices. The hospitals and clinics meet international standards and many offer a translation service for foreign patients. Many foreign doctors have settled down and look after international residents who prefer to use a doctor from their home country. If you have children of compulsory school age, you can choose between international schools that teach according to the French, German, English or Swedish curriculum. Of course, there is also the possibility of enrolling the children in one of the Spanish private or municipal schools, most of which have an excellent reputation.

 

Offers for every budget

Whatever your budget, Mallorca has something for everyone. The restaurant scene is international and you can choose from traditional Mallorcan eateries, seafood restaurants and all kinds of international cuisine, as well as Michelin-starred establishments for the special occasion. The hotels range from rustic family businesses to chic 5-star palaces for discerning travellers, from boutique hotels in Palma or villages to finca hotels in the countryside. The largest cities  of Palma, Inca and Manacor are shopping paradises with chic boutiques, international designer shops, exciting Spanish fashion and the well-known chains that offer trendy fashion at reasonable prices.

Recreational value

Those who come to Mallorca want to relax and have fun. Whether you  value top sporting performance or just want to laze around, Mallorca has something to offer. The island's numerous spas offer the latest treatment methods, 23 golf courses vie for golfers and 20 marinas can be visited on a tour of the island. The Tramuntana Mountains are a paradise for hikers and can be discovered with a local guide or on your own. Thanks to the bicycle boom, the Balearic government has expanded the network of paths for cyclists and some of the most beautiful routes lead through the center of the island. Water sports are very important everywhere and while Pollensa in the north and Can Pastilla in the south have the best conditions for windsurfers and kitesurfers, the southwest and northwest coasts attract with fantastic snorkelling and diving areas. Adventurous people can let off steam with hang-gliding, canyoning, cave climbing or squad excursions.

The safety factor

Mallorca has always been one of the safest regions in Spain and even if the number of burglaries is slightly increasing, it is safer than, for example, Marbella or the south of France. In the small villages, it is still customary to leave the front door open and women can feel safe on their own. However, it is advisable to exercise more caution when staying in the tourist strongholds or strolling through Palma's old town at night. The airport and the large shopping malls are also a popular target for tricksters and gangs, and it is also advisable to be careful with luggage or handbags.

Unspoilt nature in Mallorca

It is not an easy task to adapt the infrastructure to demand and protect nature at the same time. The consistent stance in the construction policy, which regulates the new construction sector and at the same time gives priority to public construction projects, such as roads, hospitals and schools, has helped Mallorca to maintain its top position. Architecturally ambitious projects or tax incentives for the renovation of dilapidated buildings from the 60s and 70s - or even their demolition - have also played their part. And so nature in Mallorca shows itself from its best side.

The Tramuntana mountains are best explored on foot if you want to experience this fascinating, largely untouched mountain world up close. There are still beaches that can only be reached via hidden paths or by boat. The northwest coast and the islands of Cabrera and Dragonera are popular destinations for ornithologists and form the habitat for species that have long since become extinct in other parts of Europe. Also worth seeing are the often perfectly preserved villages in the centre of the island, where time seems to have stood still and old traditions are maintained.

The island certainly has the biggest advocates among those who have chosen Mallorca as their new home and who could certainly continue this list endlessly. Likewise, some will argue that the same benefits can be found elsewhere and at lower prices. This is certainly true for some of the above points. However, we are convinced that it is difficult, if not impossible, to find a destination that can match Mallorca in terms of safety, comfort and lifestyle.
