RENTAL + RENT
Renting refers to the temporary transfer of a property, such as an apartment or house, for use in exchange for payment.
The person using the property is called the tenant.
Renting is the opposite process, in which the owner (or an authorized person) makes their property available to someone else in exchange for regular payment (rent). The person making the property available is the landlord.
The role of a real estate agent
A real estate agent acts as an intermediary between landlords and potential tenants. They provide a service of finding or brokering a rental agreement, for which they receive a commission (brokerage fee) upon successful conclusion of a lease agreement.
For the landlord
The real estate agent supports the landlord by:

Market-based valuation of the property in order to achieve the optimal rental price.

Marketing the property, e.g. by creating advertisements and organizing viewings.

Pre-selection and vetting of potential tenants to find a suitable and reliable tenant.

Preparation of the lease agreement and support throughout the entire rental process, thereby offering legal security and saving time.
For the tenant
A real estate agent can help a tenant find a suitable apartment more quickly, especially when the housing market is tight.
They provide all relevant information about the property accurately and act as an advisor during the viewing process.
Who pays the real estate agent?
In Spain, the "besteller principle" does not apply. Payment is based on the order or agreement we conclude.
The commission amounts to between two and, in exceptional cases, four net monthly rents plus VAT.
